The Real Estate Market has shifted quickly. Homes are staying on the market longer and there's more inventory than there was just a few months ago. We are not seeing bidding wars and not many multiple offer situations. Sellers...don't despair! There are a few things that will ensure that you can sell your home at a fair price.
Pricing: In today's market, you must price your home right. The longer it stays on the market, the harder it will be to sell, and you'll end up reducing the price more than once. Your realtor will do a market analysis but also should understand the current market and know where to price your home to be competitive.
Condition: Make sure the condition of your home is perfect. Declutter, fresh paint and deep cleaning can make a world of difference. Not only in the photos but when folks are looking at your home. Don't forget the outside. Curb appeal is super important too!
Staging: If your home is vacant, you might want to consider staging. Just a few pieces can add color and give the buyer a good idea of how the home will look when occupied.
Incentives: Some sellers are offering incentives such as a one-year home warranty policy and/or money towards closing costs or to buy down interest rate. This can make a big difference if the buyer is deciding between which home they want to make an offer on.
